Clearance and dig

  • We open a trial hole first, then clear, set out from the drawings and excavate to the engineer's levels, so what is under the topsoil is known well in advance.

  • Whatever can be reused stays and is graded in. The rest is muckaway, on waste transfer notes, and off site.

  • Plant sized to the access available, which on a Reading terrace often means barrowing out and digging some of it by hand.

  • Battered or shored to suit the depth, since standing in an unsupported excavation is how people get hurt.

Concrete and slabs

  • Digging within three metres of next door and deeper than their footings needs a Party Wall notice a month beforehand.

  • Either trench fill or a traditional strip footing, per the engineer, with concrete in before the trench sits overnight.

  • Concrete waits until building control has seen the trench while it is open.

  • Blinded hardcore under the oversite, and the membrane lapped and taped.

Drainage and ducts

  • Two systems, never one. Foul and surface water each get their own falls and rodding access, and consent is secured before connecting.

  • No soakaway is sized without a BRE Digest 365 test, and none goes within five metres of a foundation.

  • Retrofitting a duct means digging the same ground twice, so water, power, gas and data are laid at first pass.

  • Nothing is backfilled until the run has been tested and a photographic record taken of it.
