Strip out and dig

  • Nothing is dug until a trial hole has shown what is down there. After that it is strip out, set out from the drawings, and excavate to the engineer's levels.

  • Muckaway leaves under waste transfer notes, and spoil that has a use is graded in rather than carted off.

  • Plant picked for the access there is, and hand digging brought in wherever a machine would tear out a root or a drain.

  • Trenches are battered or shored to match their depth, as an unsupported excavation is not somewhere to put a person.

Deep foundations

  • London Clay shrinks and swells, so 450mm is nowhere near enough here and mature trees push the depth further again.

  • Deep trench fill is usual on clay, strip where the engineer specifies, and concrete goes in the day the dig is done.

  • No concrete goes in until building control has inspected the trench.

  • Membrane lapped and taped over blinded hardcore, then the oversite slab.

Water and ducts

  • Surface water and foul never share a run. Falls and rodding access are set out, and the connection is consented before we start.

  • Clay soaks away slowly, so the BRE Digest 365 test decides whether a soakaway is viable at all here.

  • The cheap moment for water, power, gas and data ducting is while the ground is open. It never gets cheaper.

  • Testing and photographs come before backfill, which is what the inspector wants to see.
